If you read books on evaluating real estate, you want to be able to view several different scenarious, each with different assumptions to see how much margin of error and possible cash flow you would get. See "The real estate game" or the Rich Dad Poor Dad "Real Estate Riches" books. This software is an inexpensive way to perform many different calculations rapidly.
